TheatreSquared Finds New Home for Production Storage Through Partnership with Ozark Natural Foods and Sage Partners

FAYETTEVILLE, Ark.TheatreSquared has leased a warehouse space from  Ozark Natural Foods at 380 N. College Avenue to serve as production storage, a deal facilitated by Cushman & Wakefield | Sage Partners. The agreement connects two long-standing Fayetteville institutions and ensures the continued use of the space for community-centered purposes. Hat Rack Real Estate was the listing broker. 

The long-term, 10-year lease provides TheatreSquared with conditioned storage space equipped with dock doors, an amenity that is rare to find near downtown Fayetteville. The space’s proximity to TheatreSquared’s current home in the Cultural Arts Corridor also strengthens its connection to other creative community anchors, including the Co-op and Folk School.

The lease was brokered by Sterling Hamilton and Marshall Saviers of Cushman & Wakefield | Sage Partners. Hamilton originally listed the warehouse more than two years ago and played a key role in the Co-op’s relocation from Evelyn Hills to its current home at Lafayette and College. Both brokers have long histories of supporting Fayetteville’s arts and cultural community. Saviers currently serves on TheatreSquared’s board, while Hamilton has served on the Fayetteville Advertising & Promotion Commission and was part of the bond committee that helped pass improvements to the Cultural Arts Corridor where TheatreSquared is an anchor.

As part of the transaction, Cushman & Wakefield | Sage Partners  will donate its commission back to TheatreSquared, continuing the organization’s commitment to community-based reinvestment.

TheatreSquared will take occupancy in October 2025, with no buildout required.
